The Opportunity is as big as a barn door, you just have to take it

When I first persuaded Alex Jordan of McGrath to run strong marketing campaigns over November and December into Long Pocket in Indooroopilly, 5 years ago it was already clear to me that we were pushing at an open door.

In Brisbane we are blessed with an extraordinary range of world-class beaches within a short drive and even more within a short flight.

Since I first held a real estate agent’s license myself in 2002(acquired to run The Cove, Noosa on the corner of Park Road and Little Cove Road)
having completed the REIQ course in Coorparoo, I observed that the real estate agents in Noosa typically would be busy during the Christmas holidays. Victorian and New South Wales tourists falling in love with the place and letting their heart rule their head to make investments of 700k to 1.5m that were worth 700k to 1.5m 10 years later.

The point being the agents in Noosa daren’t go on holiday for fear of missing business.

The world has changed so much since then. Believe it or not back in 2002 myself and Peter Butt who ran the Richardson and Wrench office on Hastings Street, were at one stage the only 2 advertisers on Google adwords in Qld.
I ran bids of 10c to 50c for quality traffic that would now cost 50-100 times that, and revenue increased dramatically.

Back to Alex Jordan and if there was one element of the campaigns (that we ran for 4 years for him as he went from generating $40 million to over $100 million in gross sales) that delivered the most bang for buck, it was the focus on the November to January period.

Fast forward to 2023 and that edge still exists.

In fact it doesn’t just exist, it’s as big as a barn door.

Why?

Because virtually all agents just want to get away on holiday and come back at various times of January to start all over again.

Some pay lipservice with lame postings…………

Yet getting into the hearts and minds of your prospective 2024 vendors WHILST YOUR COMPETITION SLEEPS is now as simple as saying “hey David, let’s
get it done.”

Research [DONE FOR YOU]

Scripts sent to you [DONE FOR YOU]

You record the video on your phone, using an ipad app as a teleprompter

Video is edited [DONE FOR YOU]

Video is polished [DONE FOR YOU]

Information is added to the video [DONE FOR YOU]

Your branding is added to the video [DONE FOR YOU]

The video is captioned [DONE FOR YOU]

The video is published on your Facebook page [DONE FOR YOU]

The video is promoted to your database and to other residents of the target area [DONE FOR YOU]

The process is repeated for the next story.

Imagine videos relating stories making you top of mind to your database and prospective vendors in the area, running through November, December and January, whilst you lie on the beach/spend time with your family/watch the Boxing day test……..
