How big is your database and how do you use it?
Do you segment it? ie split it into suburbs to enable a more specific messaging.
Do you feel most of your email newsletters are not opened hence it’s not worth the resource investment? (are you ready for the big Feb 2024 changes to Gmail and Microsoft ?)
Have you considered unwrapping all that?
eg building a more relevant communication channel to a more specific target.
So back to the first question, how much is your database worth?
Now I’m no business evaluator but i have bought and sold businesses so paid and been paid for multiples of net profit.
AGENT PROFILE A
An agent that’s been in business for 30 years and developed a really strong relationship with say 2% of his 30,000 database and the rest know his name but that’s it.
vs
AGENT PROFILE B
An agent who’s been in business for 5 years, delivered above average value/content to his growing database month in month out(made up of all personal contacts, contacts that his personal contacts refer, open home attendees, appraisals, vendors and buyers). He’s built 20,000 contacts and 50% of them receive and engage with worthwhile, relevant and interesting content, month after month.

The second agent’s database has a massive value.
If the 6% rule works then he will likely have 6% of the 10,000 engaged prospects as appraisals every year.
600 appraisals…….12 every week.
You’d certainly need a team to cope.
